Governing Documents

Senate Bill 630, that came into effect on July 1, 2024, included a change to Florida Statute 720:

Section 19. Subsection (8) of section 720.301, Florida 2310 Statutes, is amended to read:

720.301 Definitions. — As used in this chapter, the term:

(8) “Governing Documents” means:

(a) The recorded declaration of covenants for a community and all duly adopted and recorded amendments, supplements, and recorded exhibits thereto; and

(b) The articles of incorporation and bylaws of the homeowners’ association and any duly adopted amendments thereto.

Senate Bill 630 means that documents (Rules & Regulations, Design Guidelines and Architectural Review Standards) currently shown in the Amended and Restated Declaration for Del Webb Orlando at Ridgewood Lakes are no longer considered to be Governing Documents but, for convenience, they can still be accessed from this page.
